We do our market research! Our Market Appraisal is an honest opinion of what we think your property is worth. This opinion is based on comparable sales in the area using the leading edge RP Data program and following the current market trends. All of our sales representatives have the valuable skill of knowing how to accurately price your home. We will organise a time at your convenience with you to view both the inside and outside of your home and to get a better idea of what you are looking for.

Presenting your home to buyers is an important part of a property marketing plan. Presenting your home during an 'open inspection' or by appointment is an important part of the selling process. The idea of letting prospective Buyers view your property is to ensure that you present your home in a way that will encourage them to imagine living there.
On the days when your property is open, there are a few ways to help make your home more appealing to buyers:
Ensure the property is tidy and clean, de-clutter any areas where necessary
Check the temperature and make sure that the house isn't too cold or too hot
Open blinds and windows to let in as much light as possible and turn on all the lights in the property
We conduct our home opens in 30 minute blocks, providing ample time for prospective Buyers to have a good look through your home. We place several home open corflute signs around the area showing prospective purchasers the home open time and the way to the property. During the home open we will obtain all prospective Buyers details that enter your home so that we can obtain their feedback after the home open. We also allocate a further 30 minutes after your home open time to ensure that any prospective purchasers have the opportunity to discuss the property further if they have any questions or queries.
The internet is quickly becoming the main source in today’s era for buyers searching for properties for sale. More recently we have noticed that a lot of our enquiries have been coming from the internet and social media sites. We use an in-depth description of your property along with professional photos/video of your home. Our company advertises on the below websites and social media apps just to name a few:
Realestate.com.au has all of our listings on their website. Our properties are premiere listings for 60 days so that your property doesn’t “fall down the list” although there are several options available depending on your marketing campaign budget. These include being a Premiere listing, a Highlight, Feature or Standard listing. The higher in the search your property appears, the more potential Buyers are viewing your listing.
An e-brochure is a digital brochure created when your property first commences it’s marketing campaign. This is sent through to anyone who has interest within that particular area and price range to advise them of the new listing that has become available. The brochure can be emailed at any stage, so if there are important changes to your property such as a price change or home open time entered, the e-brochure will be emailed again which will reinvigorate interest in the property and expose the property to more Buyers.
Moncrieff Realty offers 3 types of ‘For Sale’ signs. We have our standard stockboard, a text sign board and a photo sign board. All of these are professionally printed and to the highest quality. Our signs are placed in a very prominent position on the property to attract the most traffic and advises locals in the area that the property is currently on the market for sale. Signage is an effective means of generating and maximising leads and allowing prospective buyers to initiate contact from gaining the details from the signboard.
People who aren’t necessarily actively looking to buy a property may still be interested in the features of the property which have been provided by the signboard. Signboards also act as a tool to provide information quickly. If a property does not have a sign board, it may make prospective purchasers feel they are being intrusive when walking past to view the property.
Photography & Copywrite
We here at Moncrieff Realty, use a professional copywriter who will write an accurate and inviting text that will focus on all of the features of your home, along with any information relating to your properties location and lifestyle. It is very important that the advertisement of your property stands out from others within the area which is why we use a professional copywriter.
Taking into account how most people turn to the internet and social media when looking for a property to purchase, it is extremely important that your property is presented at it’s best, as first impressions are of the highest importance! This includes the photography used in your marketing campaign. Buyers can be picky and the smallest of imperfections can be enough for them to move onto the next property, so we have ensured that our photographer has an eye for the details that should be captured and displayed. Having good professional photos can make a home sell quicker and for a higher price.
Brochures & Floor Plans
If you are wanting to, we can have a floor plan drawn to scale that shows your property as it would be seen from above. This shows room sizes and spaces and the overall layout of your property. This can be extremely beneficial for prospective purchasers wishing to get a clearer picture of the layout and size of your property.
We have our professional colour brochures created and printed specifically for your property. These are handed out to prospective purchasers at home opens and appointments. We use the professional photographs that have been taken and include a description including the important features of your home. If a floorplan has been created for your property we will include this with your brochure when handing out to prospective purchasers at home opens.
We have a state of the art fully illuminated window display with all of our current properties that are for sale which obtains great exposure due to the area in which our office is located. Our window is lit up 24/7 so is visible at all times of the day, especially at night for the evening passersby.
We have an in house property guide which gives a comprehensive description of the property. This colour booklet is given out freely at our office and open houses to prospective purchasers.
We keep a computer database of active prospective purchasers. We keep in touch with these clients and contact them when we have a new properties that may suit their needs. This contact is generally completed via email and phone.
